ADU Construction, Orange County CA

An ADU you
can be proud of.

From a prefab to a fully custom build, we design and build your ADU as one team. No separate architect to coordinate, no handoffs, no surprises on the permit or the price. Done on schedule.

What Goes Wrong With ADUs

Most ADU horror stories aren't about the building. They're about the permit.

  • ×A plan checker applying a rule the state already overruled, and three months lost while you prove it.
  • ×A per-square-foot price that didn't include the trench from the house to the unit.
  • ×A finished unit that can't legally be rented, because replacement parking never got resolved.
  • ×A layout drawn to hit a square-foot number, with no room for a real closet or a shower anyone would use.
  • ×A place your mom still can't live in — a step at the door, a hallway a walker won't clear.
  • ×A prefab box that arrives on schedule and then sits on the pad for two months waiting on site work.

None of that is inevitable. It's what happens when the permit path and the design happen separately, instead of as one job.

Why Now

Orange County is building more ADUs than ever, and fewer single-family homes.

+40%

ADU permits issued in Orange County grew from 1,367 in 2024 to 1,916 in 2025, a two-year total of 3,283.

-20%

Single-family home permits fell over the same period, as land and home prices push more OC homeowners toward building on the lot they already own.

The Real Numbers

What ADUs typically cost in Orange County.

These are typical market ranges for Orange County, not a KDB quote. Your real number depends on your lot, finishes, and utility work. We'll give you an honest number after we've actually seen your property.

ADU TypeWhat It IsTypical Range
Junior ADU (JADU)Converted space within your existing home footprint$60,000 - $150,000
Garage ConversionBuilt inside your existing garage structure$80,000 - $185,000
Attached ADUA new addition built onto your existing home$170,000 - $350,000
Detached ADUA standalone structure, built from the ground up$200,000 - $440,000+

One thing worth knowing before you settle on a size: California exempts ADUs under 750 square feet from most municipal impact fees, often a $10,000-$20,000 savings. We'll walk through that trade-off with you during design, not after.

Which ADU Fits Your Lot

Four ways to build one.

01

Detached ADU

A fully standalone unit in your backyard, ground-up construction. The most flexible option and the most control over layout, but the longest timeline and highest cost of the four.

02

Attached ADU

Built as an addition connected to your existing home. Can share a wall or utilities with the main house, which often trims cost and timeline versus a detached build.

03

Garage Conversion

Your existing garage becomes living space. The most cost-effective path, since the structural shell, foundation, and roof already exist. We handle the utility and code upgrades that conversion requires.

04

Junior ADU (JADU)

A smaller unit (up to 500 sq ft) built within your existing home's walls, often with an interior connection retained to the main house. The fastest and least expensive way onto this list.

The Plan

Three steps. So you're never wondering what's next.

  1. 1

Tell us what the ADU is actually for.

Rental income, aging parents, adult kids, a home office. What it's for shapes both the design and the permit path, so we start there.

  2. 2

See the real permit path and design before you commit.

We check what your specific city allows before you fall in love with a layout that can't actually get approved.

  3. 3

Move in, on the schedule we gave you.

Milestone updates through construction, from permit sign-off to certificate of occupancy.

How We Build It

One team, from design to certificate of occupancy.

You see it before we start.

The same team that designs your ADU builds it, so the layout you fall in love with is what actually gets built. Nothing lost translating an architect's plans to a separate crew.

We handle every permit.

Building permits, utility connections, and your city's specific ADU review process: we pull all of it. You don't deal with your city's planning department directly.

Open-book pricing throughout.

You see real costs as they happen, with a milestone schedule tied to real progress, not a lump estimate you have to take on faith.

A one-year workmanship warranty.

All labor is covered for a year after completion. If something isn't right, we make it right. No debate.
